According to a survey of British renters, landlords who furnish their property with too many “cheap” products from the Swedish retailer risk alienating tenants.

Other frustrating landlord behaviour included charging excessive admin fees, moaning about the cost of repairs and “accidental landlords” who were too precious about their former homes.

The poll, which asked tenants what makes a good landlord, found that someone who was easy to contact was a top priority for an overwhelming 95 per cent of respondents.

Making sure the property was well maintained was “essential” or “very important” to 88 per cent of people.

Surprisingly, just 37 per cent expected a landlord to give the correct notice before entering a property, which should be a minimum of 24 hours in writing. However, 89 per cent of people surveyed said it was important a landlord consult with them on the timing on repairs.

When asked which one of piece of advice they would give to their landlord, respondents’ top replies were to “fix things when we say they are wrong – not if you think they are a danger” and “do not cut corners to save money”.

James Davis, founder of Upad.co.uk, which carried out the research, said: “The results of the survey show that to be successful as a landlord the same rules apply as for any business: invest time listening to your customers’ needs and you’ll earn their loyalty and respect.”
