£5.5m house price gap between top roads in SE and rest of UK

There is a staggering £5.5m gap in house prices between the most expensive streets in the South East of England and the rest of the UK.

Topping the list of the priciest residential roads in the UK is Victoria Road in Kensington, with an average house price of over £8m, figures from Lloyds Bank show.

In comparison, the typical home in Druidstone Road in Cardiff, the last entry on the top 50 list, costs £793,000 – a difference of £7.2m.

The Royal Borough is home to 12 of the most 20 expensive streets in the country, including Egerton Crescent (£7,550,000), Manresa Road (£7,359,000) and De Vere Gardens (£6,606,000) in Kensington, and Eaton Square (£6,727,000) in Westminster.

Andrew Mason, mortgages director at Lloyds Bank, attributed the area’s glamorous reputation to attracting overseas buyers as well as players in the worlds of business and entertainment.

Apart from the prime central locations, Greater London boasts many entries on the top 50 list – including Parkside in Merton (£6,355,000), West Heath Road in Barnet (£5,199,000) and Anhalt Road in Wandsworth (£4,686,000).

Outside the capital, the most desirable addresses are in the South East, including Icklingham Road, in Cobham, Surrey (£3,094,000); Moles Hill in Leatherhead (£3,085,000); and Harebell Hill in Cobham (£3,041,000).

The only area outside the South East with spots in the top 50 is Poole, Dorset. The average house price in Sandbanks Road is almost £2,500,000, followed by Western Avenue (£2,433,000) and Haig Avenue (£2,200,000).

“Outside London, the areas with the most expensive streets are generally located away from central areas, where buyers are typically attracted to larger properties and more green space. These areas can be as diverse as Surrey, Cheshire, the ‘Golden Triangle’ in Yorkshire and Poole on the south coast,” said Mason.

In the rest of the UK, the most expensive streets are Lyndon Road in Oakham, Rutland (£1,363,000), Tiddington Road in Stratford-upon-Avon (£1,349,000), Rutland Drive in Harrogate (£1,191,000) and Graham Park Road in Newcastle (£1,029,000).
